Land has 'potential for development'

THE attempted sale of 242 acres of agricultural land on the edge of St Albans has raised fears of an unwelcome development.

Three plots around the M1/M25 motorway junction have been put up for sale by the owner, a Northern Ireland company, and marketed as "long term potential".

District Councillor Aislinn Lee said: "I am very worried - that site is of critical importance.

"It is extremely valuable to prevent the encroachment of other settlements with St Albans."

Neil Wild of selling agents Fairbairn Wild told the Review: "The price depends on whether it gets planning for any particular use.

"The owner bought it as he feels it has long term potential."

The land is all leased to a local farmer, but this expires in 2010.

Sale literature describes the land as "an opportunity to invest in a strategic location on the frontage of Greater London in one of the busiest motorway interchanges in England."

It makes it clear that the land is Green Belt, but suggests some form of leisure development could win planning permission.

Councillor Lee vowed to oppose any development proposal, insisting: "That land is agricultural -long may it remain so."
